7 Signs you are Hurting the Opportunity to Sell your Home

When an agent list a sellers home they have a shared goal to sell the home in a timely fashion and maximize the sellers investment in the home.  The key to success is identifying the challenges that may develop along the way and head them off early with preparation, constant communication,  partnership and most importantly trust in your Realtor's seasoned experience and practices that deliver results.

Lets discuss common detours in getting the home sold and how to avoid them.

1) Listen and Trust

The foundation of any good relationship is communication and trust.  You have entrusted your biggest investment to your agent, it important to maintain trust and communication throughout the sell of your home.  If your agent recommends a price, repair, staging or other advise with a supporting evidence or a common trend found in your current market, it is always in the sellers best interest to consider the recommendation.  When a seller does not follow the qualified recommendation of his entrusted agent, there is an increased chance of missing out on a qualified buyer or even worse...not selling your home at all. 

2) Give and Take

 Understanding the current market is critical.  One day its a buyers market and the next its a sellers market...or maybe its neutral.  As we sit in the Spring of 2015 and many renters are finding the value or purchasing with increased financing options, it is important that the seller remains open to possible repairs requested and closing cost assistance to make the purchase work.  Keeping a perspective of you are gaining more than you may potentially have to contribute is healthy.  A seasoned agent will build in a potential repair or concession cushion to offset the sellers cost.

3) Focused yet Flexible

The ultimate goal is to get the home sold quickly and for top dollar however, just as in life we may have a direction we are headed in but are met with road bumps and detours.  Have an idea of the time frame you would like to close on your home, who your potential buyer group will be, and your absolute must have net dollar amount, however understand some redirection or fine tuning the plan may potentially happen.

4) Motivation and Determination

When detours and road bumps show up in life, it can be a total bubble buster and leave you like a flat tire. We all know flat tires go no where.  It's important at this time to go to your list of all the reason why it is time for a new chapter and why you made the decision to move in the beginning.  Always be open with your agent, they are there for encouragement and moral support as well.  Taking a drive through your desired new neighborhood or furniture window shopping is always a good pic-me-up.  

5) Business not Personal

Many buyers are sometimes stuck in the mentality that the market has tanked and real estate is their oyster.  Don't be offended if a buyer believes that you are willing to give your life savings away.  It is the buyers agents fiduciary responsibility to make an offer as advised by their client the buyer, even if the buyers agent have provided different advice.  Activity is better than no activity.  Use it as a time to rebuttal with an more realistic offer and the supportive market information as to why your home is worth the asking price. Never let a low ball offer get your feathers ruffled, it is par for the course. 

6) Communicate...Communicate...Communicate

No relationship can survive without constant communication.  Communication keeps an agent and the seller in the know and helps everyone stay on the same page.  Have a conversation about any and everything as it pertains to the sell of your home or life situations that may affect the sell of your home.  Breakdown in communication leads to a break down of the sell of your home.  A good agent will send you frequent updates on your neighborhood market, buyer interest and feedback being received.  Don't forget to discuss the updates that pertain to you and your life.   

7) Dream Maker not a Magician

A skilled agent possesses negotiation tactics, and strategies to get you the most money the market will allow for your investment.  Sellers must understand as much as the agent would love to get you an additional $40,000 for your home, the market and supporting data just wont allow for it.  Buyers have access to more information on the internet than ever before. Buyers are informed as to the current value, and what you paid for the home.  More importantly unless your buyer is coming in with cash and will purchase your home at any cost, the home must appraise.  Skilled agents and Appraiser use the same data and valuation process to determine what the home should sell for.
